Movement in Düsseldorf: New high-rise tower brings a breath of fresh air!

Nexus Investment GmbH signed the purchase contract for the project area "Upper Nord Tower" in the Düsseldorf Mercedesstraße. The area comprises about 4,550 m² and was conveyed by Aengevelt Immobilien. Legally, the sale was advised by the Adler Group, who on the expertise of McDermott Will & Emery under the direction of Dr. Alexa Ningelgen and Dr. Ulrich Flege returned. This important business could lay the foundation for a new urban ensemble in the Mörsenbroich district.

The planned "Phoenix Tower", according to the project's working title, is to create an impressive skyline in Düsseldorf with a height of around 120 meters and a gross floor area (BGF) of a total of 45,000 m². The usage mix comprises approximately 26,000 m² for around 400 residential units, a hotel or boardinghouse with around 128 rooms and a daycare center. The total capital for the investment is in the three-digit million euro area.

Murat Beyazyüz, managing director of Nexus, emphasizes the strategic importance of the location, which is in the immediate vicinity of the already acquired "Ando Tower". The construction for the "Phoenix Tower" could still take place in 2025, depending on the approval process, which should be associated with a faster implementation of the project. Mayor Dr. Stephan Keller signaled his support for the beginning of these construction work and underlined how important the mix of use is for living space procurement and urban infrastructure.

The situation in Düsseldorf Mörsenbroich is not new. Several new high-rise buildings are planned at the Mörsenbroicher egg, near the Arag house. A planned 140-meter double tower of the developer Centrum also had to be abandoned due to bankruptcy. The "Upper Nord Tower", which has been anchored in the development plan since 2016, was originally intended to be the highest residential building in the city with a height of 120 meters. Despite these ambitious plans, the construction site was broke for years until this significant real estate deal moved into the development.
