New residential project in Fulda: Eight row houses for sustainable life!

In the Fulda city center, a new residential project is realized that not only creates new living space, but also convinces with a clear ecological approach. At the Frenchwood, eight row houses are being built in a currently unused parking lot behind the B&B Hotel. This development, which is financed by Sparkasse Fulda, has construction costs of 5.5 million euros and thus offers a contemporary solution for the increasing need for living space in Fulda.

Originally, the construction started for the second half of 2024, but now it is clear that construction work will begin soon, with a completion and handover of the houses in summer 2026. Each of the row houses includes a living space of 132 to 165 square meters and offers space for 4.5 to 6 rooms. The design of the project is under the motto "Green Living in Fulda", which is reflected in the planned timber construction, the green roofs and the use of regenerative heating energies. In addition, photovoltaic systems are installed on the roofs.

accessibility and cooperative model

A central concern of the project is accessibility. Every residential unit should offer the opportunity to be equipped with an elevator so that it is accessible to threshold. The owners of the row houses become members of the newly founded residential cooperative "Wood You". It is an important principle that the living space itself must be used. The cooperative shares are transferable or can be inherited, which enables flexible design of living.

With the construction of the row houses, the previous parking spaces fall away. Interestingly, the area was never officially designated as a parking space according to the development plan, but was already intended as a residential area. This was an important aspect that was taken into account in the concept of concept in May 2023. The surcharge for the implementation of the project was awarded to Ting Projekte GmbH & Co. KG from Kiel, which has already submitted the building application, which has the prospect of quick progress.

background and support for residential projects

The creation of attractive and affordable living space is particularly important in times of increased construction interest and material bottlenecks. These factors, coupled with the Ukraine conflict, have contributed to the shortage of building land and increase the pressure on the housing market in many German cities. The Federal Ministry of Housing, Urban Development and Building (BMWSB) supports projects of this kind with various funding programs, which is particularly relevant in view of the high need for sustainable living space. The aim is to promote climate -friendly building and at the same time to facilitate home ownership for families.

An innovative approach to the Franzosenwäldchen shows how modern residential projects can not only combat lack of living space, but also contribute to ecological sustainability and social integration of tenants of all generations.
