Historical Hof Guttels: Forced auction on April 9th - what happens now?

On April 9, 2025, the historical court of Guttel, an important cultural heritage, was auctioned in the Bad Hersfeld district court. This property, which was built in 1724, has combined many functions under a ceiling in the course of its history: it served both as an agricultural company as well as a excursion restaurant and holiday boarding. The courtyard is about four kilometers from Rotenburg in the forest and was most recently by Dr. Walter Meyer and Alexander Koch operated as an "alternative object of life". Dr. Meyer, who acquired the court in 2012, had the vision of using it as a retreat for people with mental illnesses and convert it into a holiday board in which guests could spend the night.

The current enforcement is the result of a legal procedure that has been running since the beginning of 2024. Various creditors had claims against Dr. Meyer asserted. However, this denies that the farm is the owner. He claims to have sold the property a year ago, which the Bad Hersfeld district court contradicts the entry in the land register: Dr. Meyer is still mentioned as the owner.

monument protection and condition of the courtyard

An important aspect of the Guttel farm is the monument protection that allows structural changes to the property only with permission. The city of Rotenburg supports the continuation of the gastronomic use of the court as part of its efforts to promote tourism in the region. However, the condition of the courtyard is questionable. Experts appreciate the market value at around 285,880 euros and indicate in an expert opinion on "economically overlead buildings" and a "significant renovation backlog".

It is particularly problematic that access to the site has been refused to an expert, which made it more difficult to determine the actual state. The aim of this foreclosure is to find a new owner who is willing to take care of the urgently needed renovation of the farm.

The city of Rotenburg has no budget for financial support, but is very interested in further use of the historical building. A sale could create the prerequisites to revive the farm and to preserve it as part of the local heritage.

in parallel to this auction, a family home in Neuenstein is also auctioned. The date is scheduled for April 11, 2025 at 10:00 a.m. in the same district court. The lower cellar, single-storey house was estimated around 1920 and also urgently requires renovation and repair work. The determined market value is 47,000 euros.
