City of Bruchköbel sells campsite Bärensee for one euro!

The city of Bruchköbel plans to sell the popular Bärensee campsite in the Main-Kinzig district at a symbolic price of just one euro. This emerges from information from the Mercury platform. The immense investment backlog, estimated at eight to ten million euros, is the reason for this step. This amount must be taken into account behind the symbolic purchase price, as this decreases significant obligations to the city.

On March 25, 2025, a resolution for voting will be presented in the city council. In the event of approval, the campsite, which extends over an area of around 270,000 square meters, is to be handed over to the new operator on January 1, 2026.

new operator with vision

Uwe Schram, an experienced camper, is expected to be the new operator of the Bärensee campsite. According to the OP-Online, he has already presented an operating concept and a business plan, which an auditor rates as "well-founded considerations". Schram has been familiar with the campsite since childhood and plans to manage him together with his family. He also enjoys trust among the existing campers, as he and his son helped with drinking water during a water pipe break in winter 2023/2024.

There are several challenges to be overcome. The investment backlog concerns in particular the renewal of channels and power lines, which must be taken into account in the estimated costs of up to ten million euros. Experts explain skepticism that this traffic jam can be mastered without external support, which could possibly take loans or up to 20 years of time. For the campers, who often live on the pitch all year round, the situation is also stressful because many live there for financial reasons.

implementation of new requirements

A central element in the new concept is the implementation of a fire protection concept that provides for a redesign of the square with fewer but larger plots. The city of Bruchköbel has decided not to invest tax funds in the campsite, as this is not part of its municipal mandatory tasks. This shows that the place that used to be an income source turned into a subsidy business.

A discussion between the city and campers in 2023, which was triggered by the deletion of successor lease control and lease increases, remains a further aspect in addition to the structural challenges. A right of buyback is also anchored in the purchase contract if Schram fails with his business model. A passage should also prevent the campsite from becoming a speculative object.

The city plans to employ the existing employees of the campsite in other areas of the administration, while the vehicles and equipment remain in the possession of the city. This shows the attempt to continue to promote the space under new conditions and at the same time to take responsibility for the campers living there.

The future development of the Bärensee therefore faces major challenges. The specific need for investment and the possibilities for strategic design of the infrastructure are becoming increasingly important, not only for fragment cubes, but also in a wider municipal context, such as analyzing difu scientists. This long -term planning will be of great importance for all municipalities in the future.
