News from Marburg: 156 apartments receive new owners!

In the past few weeks there have been major changes on the Marburg housing market. Since January 1, 2025, S+S Grundbesitz GmbH has acquired a total of 30 apartment buildings in the Neustadt Marburger. This affects at least 156 tenants who now have a new landlord. The change of ownership was officially announced by S+S Grundbesitz GmbH after the purchase of the real estate was completed in September of the previous year.

The transaction was carried out as part of a comprehensive restructuring of Vonovia, the largest real estate group in Germany, which has sold thousands of apartments from screens. S+S secured a package of real estate in Hesse, which also includes the above -mentioned apartments in Marburg.

Details about the obtained objects

The new apartments are located in different streets of Marburger Nordstadt, including Alten Kasseler Straße, Schützenstraße and Violastraße. These apartment buildings were built between the late 1950s and the early 1960s and therefore have a state in need of renovation.

The buildings are equipped with older gas days heating and gas central heating, which indicates upcoming investments. In order to evaluate the condition of the apartments, S+S has a documentation created, which will serve as the basis for the potential renovation measures. The aim is to significantly improve the quality of living and to keep the real estate in the long term.

In addition, S+S plans to seal the buildings and possible increases in the buildings to create additional living space. Although the change of ownership has occurred, there will be no noticeable changes for the tenants for the time being. S+S employees and caretaker will imagine ensuring a smooth transition.

future developments

The renovations of the apartments are only provided for before changing tenants, since all apartments are currently rented. With these renovations, rent adjustments are also planned in connection with the rent index that are implemented after a change of the tenant.

s+s Grundbesitz GmbH has further ambitious plans in the pipeline. In Central and South Hesse, the company is currently developing around 1,000 residential units and 50 commercial units. Particularly noteworthy is the “Four” project in Marburg, which is to be built on the site of the old dairy. These developments could not only expand the range of housing, but also contribute to the revival of the local economy.
