Offenbach raises property tax: 61% of the citizens benefit from new lifting rates!

On March 4, 2025, the city of Offenbach decided to make important changes to property tax in a special meeting of the city council. The new lifting rates should help to put the city finances on a solid basis, while the goal is to generate around 46 million euros in tax revenue annually and to remain new. The rate of property tax B was set to 1230 points, while property tax A was raised to 370 points. These changes result from a reform that was initiated by the federal government and the federal states and comes into force on January 1, 2025.

The vote on these lifting rates and the city budget 2025 will take place on March 20. Already on March 6th there is a citizens' information on the new property tax, in which the details of the adjustments are explained. The new tax notices are currently in preparation; These are to be sent in mid -April and apply retrospectively for the first quarter. Owners who have to expect higher loads in the future have the option of agreeing individual installments with the combing.

effects of the reform on the owners

The new property tax is calculated according to a simple pattern: The individual tax measurement amount is multiplied by the expected rate of the city of Offenbach and shared by 100. This result corresponds to the amount to be paid annually in euros, which is generally debited quarterly. This regulation is intended to ensure transparent and fair handling of the property tax changes.

prospects and further developments

The current lifting rates initially apply to 2025 and 2026. From 2027, however, a significant increase will threaten 300 points to 1530 points, provided that the city's financial situation does not improve. Almost 60% of the Hessian municipalities have already increased their lifting rates, which underlines the urgency of the adjustments. In addition, cities such as Frankfurt, Darmstadt and Rodgau have made comparable increases to take their financial situation into account.

The city of Offenbach has decided to initiate subtle austerity measures instead of immediate tax increases. This strategy could benefit the citizens in the city by minimizing the financial burden. Questions about specific aspects of property tax, in particular on the property tax measurement amounts, are to be sent directly to the responsible tax office.

Overall, the reform reflects the efforts of the city of Offenbach to make property tax more fair and transparent, while the owners have to adapt to new challenges in the property tax implementation. In view of the upcoming citizens' information and the quarterly billing, transparency is a central concern of the city administration.
