Karben relies on affordable living space: new funding measures adopted!

In the city of Karben, the creation of affordable living space remains a central topic of urban politics. The municipal housing association has already built multi-family houses in Burg-Gräfenrode and on the Groß-Kärber Waldhohl. The CDU chairman Mario Beck announced that in future new development areas, such as in Petterweil and in the fountain district, the municipal housing construction should be funded alongside private housing. In order to strengthen the efforts to affect affordable living space, Karben will join the new support society of the Wetteraukreis.

The district council in Friedberg unanimously decided on a new funding guideline for living space funding and the establishment of the funding company. The household of the city of Karben, which was brought in by Mayor Guido Rahn, contains funds for the capital share in the new company. The Wetteraukreis funding guideline provides for a funding of 400 euros per square meter for housing for households with low income and 250 euros per square meter for households with medium income. In addition, additional funding is provided for barrier -free or listed projects, and there is a binding period of up to 25 years for affordable rents.

Comparison of property tax rates

The property tax lifting in Karben remains stable at 440 points on January 1, 2025, which is almost 20 percent below the Hessian average. For comparison, the lifting rates in the surrounding municipalities are as follows:

  • Bad Vilbel: 515
  • nidderau: 733
  • Friedberg: 590
  • Bad Nauheim: 560
  • niddatal: 480
  • Frankfurt: 855
  • Rosbach: 429 (lower than Karben)

The low lifting rates in Karben are considered an important signal, despite possible changes through the reform of the assessment basis.

Promotion of living space

The funding also extends to completed apartments that meet certain guidelines. Refurbishment and modernization measures in the building stock are also funded, but the funding only applies to complete apartments that enable independent household management. As stated in the new funding guideline, there is also a base amount of 400 euros per square meter for housing for households with low income and 250 euros for those with medium income. For objects in monument protection or individual culture monuments as well as apartments created for barrier -free apartments, the base amount is increased by 20 percent. The maximum funding amount per project is 200,000 euros.
