New residential area Im Hofgarten: Nidda makes Eichelsdorf fit for the future!

The Nidda city council unanimously decided on this day, March 25, 2025, the development plan for a new residential area called "Im Hofgarten" in Eichelsdorf. This project represents a further step in the development of the region by converting an agricultural area of ​​around a hectare into a residential area. The location is located on the southwestern edge of Eichelsdorf and borders on both the existing residential area and the street "Zur Köhlermühle".

The planned development provides for a two-storey version, which is supposed to consist of a mixture of single and multi-family houses. The construction and planning committee and the local advisory board of Eichelsdorf also unanimously voted for the development plan. In a previous session, the originally planned three -storey construction was required to reduce the appearance of the place, and this wish was followed.

The city of Nidda had already decided to set up the development plan in November 2022. The area offers excellent prerequisites for the settlement of a residential area. There are various infrastructure facilities on site, including a shopping market, a community center, a playground, a kindergarten and two sports fields as well as various gastronomic offers.

The nearby core city of Nidda, only seven kilometers away, significantly expands the range of local supply, education, support and cultural institutions. In addition, Eichelsdorf is well connected to local traffic because the municipality has a train station. This facilitates the residents access to the surrounding regions. The Hessische Rikfernweg R4, which leads almost directly past the new construction area, integrates Eichelsdorf into the regional cycle path network and offers additional leisure options.

When building land in Nidda, specific requirements must be observed, as explained on nidda.de . In particular, it should be taken into account that a building permit is often required, but some measures such as garages or greenhouses can be carried out without permission. The corresponding regulations are listed in the appendix to the Hessian building regulations (HBO).

A digital application form is necessary, including a property card and construction drawings, to submit building applications to the city. In addition, the distance areas must be observed in accordance with §6 HBO. A building permit is required for projects that are not regulated in the development plan. The city of Nidda recommends contact by email for ambiguities or questions about the application procedure.

With the approval of the development plan "Im Hofgarten", a new era for Eichelsdorf begins and at the same time an important development for the entire Nidda region. The combination of good infrastructure and attractive living opportunities addresses both young families and older people and could make a decisive contribution to the further positive development of the community.
