Landau is fighting for vacancy: New program offers opportunities!

The vacancy program "Lela - it's a Match" in Landau, which aims at the temporary renting of empty real estate in the city center, is now going into the second round. This innovative program was initiated by the municipal business development agency, also known as WIFÖ, and is intended to promote creative usage concepts for inner -city vacancies. The application deadline for real estate owners and interested parties end on May 31 of this year, which is an urgent call to the owners to make their vacant space available. Mayor Dominik Geißler emphasizes that combating vacancies has a high priority to preserve the attractiveness of the city center.

The program aims to prevent commercial vacancies and enable future -oriented post -use. A success from the first round is the settlement of the Concept store "Cacopardo Concept and Department", which shows how innovative usage concepts can contribute to the revitalization of inner-city trade. A jury will evaluate the submitted concepts, with preferred applications from areas such as start-ups, start-ups, pop-up stores as well as cultural and creative offers. However, the number of real estate that is ultimately rented will depend on the submitted applications and the available budgets.

The program receives financial support of 75,000 euros from the state funding program "Downtown Impulse". It is important that the proposed properties have already been used commercially, such as retail or in the catering trade. In addition, the real estate must be easily accessible, visible and fully available from rental. These conditions are crucial to ensure sustainable use of the areas.

The vacancy problem has gained urgency due to the pandemic. The closure of shops has increased because the online trade has reached record heights. The closure of 80,000 shops in Germany will be expected in the next three years. This presents many cities with new challenges. The project "City laboratories for Germany: vacancy and settlement", which is funded by the Federal Ministry of Economic Affairs and Energy with 12 million euros, tries to counter these challenges with digital solutions. Among other things, a platform called "Lean" is developed, which supports cities and real estate owners in gaining an overview of vacancies and commercial space.

Many cities in Germany, such as Hanau, Lübeck and Cologne, are already relying on digital approaches to combat vacancy. In Hanau there is a pre -purchase law statute in order to be able to influence the real estate business. A database of all commercial properties is used for settlement attempts. Lübeck experimented with the analysis of visitor numbers through laser passerby frequency measurements, while Cologne lists visible demand for shops, but is also confronted with challenges in flexibility and the establishment of foreign companies.

The synergies from digital settlement strategies and the promotion by the Federal Ministry of Economic Affairs and Energy are of great importance in the current situation to ensure the future of city centers.
