Price increase for Agrarland: The field in 2025 is so expensive!
A persistent trend of rising prices for Agrarland can be seen in the current data for 2023. The average price for agricultural areas is therefore € 33,400 per hectare, which corresponds to an increase of 5 % compared to 2022. Soil prices also rose by 8 %in 2022. According to Top Agrar , the average purchase prices in the previous federal territory in 2023 with € 49,800 per hectare and in East Germany with € 17,000 per hectare are different. This makes it clear that the price increase in western Germany is significantly stronger than in the east; Schleswig-Holstein, for example, recorded an increase of 41 %.
The reasons for the price increases lie, among other things, in the area requirement for rail connections and the settlement of Northvolt. In some regions such as Saxony, Saarland and Baden-Württemberg, however, there was a decline in soil prices. A total of around 61,800 hectares of agricultural areas changed the owner in 2023, which corresponds to an increase of 4 % compared to the previous year. Interestingly, the sales area is less than 0.4 % of the total agricultural area of Germany.
Different price levels and lease prices
The sales area in the former federal territory was 30,800 ha in 2023, which is a plus of 2 %, while 31,000 ha was sold in East Germany (+6 %). Lower Saxony and Brandenburg were among the most active federal states in the sale of agricultural areas, with 10,700 ha and 9,600 ha. The average area of area per sale in East Germany was 2.74 ha and 1.31 ha.
The price differences vary depending on the ground quality, type of use and regional location. Bavaria recorded the highest prices, with € 139,100 and € 131,100 per HA in Lower and Upper Bavaria, while North Rhine-Westphalia has prices of € 129,300 and € 102,000 in Münster and Düsseldorf. In contrast, there are the lowest average purchase values in Saarland (€ 10,800), in the Dresden region (€ 11,600) and in Brandenburg (€ 12,500).
The data at lease prices are also significant. Overall, the average lease price for arable land is € 407 per hectare, while € 212 per hectare has to be paid for permanent grassland. The highest lease prices for arable land are registered in North Rhine-Westphalia (€ 659), Lower Saxony (€ 643) and Schleswig-Holstein (€ 571), while the Saarland (€ 116) and Brandenburg (198 €) have the lowest lease prices. In Germany, the entire lease expenditure amount for 2023 is € 4.0 billion, which shows a significant increase compared to 2013 (€ 2.8 billion).
