Real estate boom in the Gütersloh district: 19 percent more purchase contracts!

In the district of Gütersloh, the property market shows a positive development, which is clearly reflected in the current numbers. According to nw.de rose in 2024 by 19 percent to around 3,100 purchase cases. In the previous year there were 2,610 purchase cases. The total allowance has increased by around 144 million euros to around 748 million euros, which corresponds to an increase of 24 percent.

The strong increase in the sale of older residential buildings and condominiums is particularly remarkable. The level of sales of 2019 and 2020 has now reached the level of sales, but the transaction figures are still below the long -term average. The expert committee for property values ​​in the Gütersloh district recently presented this development.

The price stability in the Gütersloh district is also an important aspect. Compared to 2024 and 2023, there were some changes: the prices for single -family houses remained practically unchanged and fell by 1 percent. Condominiums showed an increase for new buildings by 1 percent, while used apartments became 3 percent cheaper. Building spaces, on the other hand, increased by 1 percent.

The average purchase price for a 30-year-old free-standing family home is around 403,000 euros, while the purchase price for row and double houses is around 337,000 euros. Condominiums can be purchased on average for 170,000 euros.

The most expensive locations in the district of Gütersloh are located in the cities of Gütersloh, Verl and Rheda-Wiedenbrück, where building land prices are between 330 and 420 euros per square meter. On the other hand, the cheapest construction areas in Borgholzhausen and Langenberg can be found, with medium prices of around 160 euros per square meter.
