The Rathaus-Galerie in Hagen is facing increasing challenges through numerous vacancies. According to reports from Comee-on.-On, there was already the closure of a perfumer Shopping center. Shortly before Christmas 2024, the fashion business "Jack & Jones" also had to close its doors. This Danish chain specializes in men's clothing. Craftsmen expanded the establishment of the "Jack & Jones" shop on December 18, 2024, and the lettering above the entrance was removed shortly after the closure.

Another vacancy concerns the Tchibo store, which has been closed since the early November 2024 due to water damage. Philip Stabenow, the center manager, announced that there is still no specific date for the reopening of the Tchibo branch, since the drying phase is still underway after water damage. In addition, there were some new openings in the Volme gallery, another shopping center in Hagen, including a cheap discounter in June 2024 and an Asian restaurant.

The owner company of the Rathaus-Galerie, the GNO property management, has been insolvent since spring 2023, which contributes to the tense situation. Critics state that political decisions on the establishment of the Volme Gallery and the Rathaus-Galerie have serious consequences for the business situation in the city center. In order to counteract the vacancy, the city has concluded long-term rental contracts in the Volme Gallery, which amount to over 25 years at the expense of 11.25 million euros.
