New property tax system: Landau faces important changes!
New property tax system: Landau faces important changes!
At the turn of 2025, the property tax reform came into force nationwide, in particular that property owners in Landau are concerned. The changes in the calculation of property tax and the obligation to pay have significant changes for the affected households. On December 31, 2024, all property tax notices that were issued before January 1, 2025 will lose their validity.
The payment obligation of these notices ends, but possibly existing payment arrears remain unaffected and must continue to be paid. From 2025, the obligation to pay new property tax notices will apply by the city administration in the coming days and weeks. The taxpayers are asked to carefully check the information in the new modest, including file number, object designation and property tax measurement amount. Due amounts and payment dates are clearly shown.
change and information offer
The city administration of Landau informs that there may be delays in the delivery of the notices that are expected after the usual tax dates. Affected taxpayers can contact the city administration by email at Grundau.de or by phone at 0 63 41/13-2203 and 0 63 41/13-2204 by email. Further information on the property tax reform is available on the urban website www.landau.de/grundsteuer
The property tax itself is raised for property, including land, buildings as well as agricultural and forestry companies. Owners are fundamentally responsible for payment, whereby there is the possibility to transfer these costs to the tenants when rented. This reform had become necessary because the previous calculation methods were based on outdated values and a re -evaluation was required by the Federal Constitutional Court. From 2025, the property tax measurements are determined based on newly valued property values, which is used in North Rhine-Westphalia to uniform requirements.
Financial effects of the reform
The reform also has financial impact on the municipalities. Real estate tax revenue flows into the local health insurers and support schools, daycare centers, streets as well as cultural and sporting offers. The property tax is therefore considered essential for the financial stability of cities and municipalities. The city of Werl recently decided to reduce property tax revenue by 1.5 million euros to create a fair balance between living and non-wages.
lifting rates in Werl | percent |
---|---|
property tax A (agricultural and forestry) | 672 from a hundred |
property tax B (living) | 790 from a hundred |
property tax B (non-wages) | 1,570 from a hundred |
The new property tax, which is to be paid from 2025, is due in annual amounts: on March 01, May 15, August 15 and 15 November. Taxpayers who already take part in a SEPA direct debit procedure do not have to do anything, since the debit takes place automatically if the notification is valid. Manual payments should only be made after the new decision has been received, so it is recommended to check existing permanent orders. If you have any questions about changing the payment method, the urban cash registers are available at stadtkasse@landau.de In summary, it can be said that the property tax reform not only brings relevant changes on the political level, but also on site in Landau and beyond. While the necessary adaptation of the calculation methods is considered overdue by many, there are also concerns about financial burdens for citizens. The city administration asks for understanding and patience in the transition phase. Comprehensive information is either accessible directly to the city administrations or on the corresponding websites.
