Way of unused areas: Hunsrück-Mittelrhein is planning a new building!

The community (VG) Hunsrück-Mittelrhein faces the challenge of reducing the designated living areas in their land use plan. According to a report by the Rhein-Zeitung , more than 80 hectares have not been used in the Land use plans of the former municipalities of Emmelshausen and St. Goar-Oberwesel are dismantled. The new planning law stipulates that this amount of residential area is considered too high.

The VG Hunsrück-Mittelrhein was founded on January 1, 2020 by the merger of the Alt-VGS Emmelshausen and St. Goar-Oberwesel. By January 1, 2028, it is necessary to create a common land use plan (FNP). In order to save costs and time, however, it is not assumed by a complete reorganization, but rather from the merger of the existing plans.

Details on the land use plan

The land use plan itself is a preparatory construction plan, as described on Hunsrück-mittelrhein . It includes various urban uses for various areas, including residential areas, commercial construction areas, supply areas, areas for community needs, traffic areas as well as green and forest areas and agricultural areas.

Although the land use plan has no direct legal effect towards the citizens and no legal claims, such as on a building permit, can be derived from it, it is still a program -binding program for the administration and other authorities. Development plans that contain legally binding stipulations must be developed from the representations of the land use plan. In addition, citizens may be affected by projects outdoors if the land use plan contains contradicting representations or if there are any planning reservations. There is an impairment of public concerns if a project can cause harmful environmental effects or is suspended.
